Given the current trend towards larger housing, it is inevitable that some Singaporeans will think of 3Gen housing. After all, these larger apartments are designed for those who want to accommodate their parents; and that is a growing need in our aging society.

But with some other options, like 1980s (bigger) apartments or executive apartments, are 3Gen apartments still worth it? Please note the following:

3Gen apartments compared to other apartments

3Gen apartments, also known as multi-generation apartments, are designed for large families living together (e.g. couples who live with one or both parents). These apartments were first introduced in September 2013 with the introduction of BTO to help multigenerational households live under one roof.

The 115 m² apartments have four bedrooms and three bathrooms, two of which are en-suite, in order to offer their residents more privacy and comfort.

This means that 3Gen apartments are larger than 5 bedroom apartments, although it is often pointed out that the difference in size is not that great. A typical 5 bedroom unit is approximately 1,184 square feet while a typical 3Gen unit is approximately 1,238 square feet.

That is a difference of only around 54 square meters. The functional area takes up the majority of this: a 5-room apartment has three bedrooms and a bathroom in terms of the room layout, a 3Gen apartment has four bedrooms and three bathrooms.

There are also different restrictions on buying and reselling.

You must be able to buy under the public scheme to get a 3Gen apartment.

The family cores can consist of:

  • Married couple with one or both parents

3Gen apartments are larger, but may have less living space. By that we mean the extra 54 sq. ft. are largely occupied by the additional bedroom and attached bathroom.

This can also make some other areas of the house – like the living room or another bedroom – actually smaller compared to a normal 5-bedroom apartment. This varies by project, but it is important that you carefully consult the layout (for BTO units).

Whether this is acceptable depends on your needs. Families who need the extra bathroom can’t be bothered; but those who want a larger living room, dining room, or more customization will find that a 5 bedroom apartment will better suit their needs.

5. You can face the financial implications of not being able to live together

Asian countries need to tame the current waves of the coronavirus outbreak to prepare their economies for future rate hikes by the US Federal Reserve, an economist said Monday.

Fed officials said last week that rate hikes could happen as early as 2023, diverging from earlier comments in March that said the US Federal Reserve doesn’t expect a hike until at least 2024.

Higher US rates would attract overseas investors, and central banks in other countries may have to raise their own rates in defense. Raising interest rates could help countries prevent too much capital from leaving their economies, but increasing interest rates too quickly increases the risk of an economic slowdown.

“The Asian countries need to get Covid under control so that once the Federal Reserve starts raising interest rates, the economies here have an advantage and can make the transition,” said Steve Cochrane, chief economist for Asia-Pacific at Moody’s Analytics CNBC’s “Squawk Box Asia”.

Cochrane predicted that the US Federal Reserve could hike rates by 25 basis points once per quarter starting in 2023. The so-called dot plot of the expectations of individual Fed members indicated two rate hikes this year.

But other countries, including Thailand, Indonesia and the Philippines, have not effectively controlled the outbreak and do not yet have strong immunization programs, Cochrane added.

If you don’t like getting injured, you should be in great shape at the gym. But what exactly does “good form” mean and how much difference does it make? First, let’s talk about the purpose of the shape. That is why we turn to Jordan Syatt, a world record powerlifter and Westside Certified Barbell Instructor. According to Jordan, form has three main purposes:

  • Deepen the correct movement patterns with lighter weights. As you build this habit, you will become familiar with the lift as soon as you increase the weight. It’s easier to get lazy and use a shitty shape than to work hard and anchor the right shape.
  • Train the right muscle groups. Bad form can result in the wrong muscle being trained. I often see men bench press with the intent of working their chest when they are really just working their shoulders and triceps.

Avoid movements that train the wrong muscles

If you do decide to lift something relatively heavy, you are making a tradeoff between intense exercise and using the muscle groups you intend to use (not to mention the risk of injury).

For example, let’s say you do one Dumbbell curl. If you go a little too high with your weight, say 50 pounds, you can do the exercise, but only by swinging your back and using more shoulders.

Conversely, you might go too light with 10-pound weights. Sure, everything looks fine and you’re using “perfect shape,” but you’re probably not using enough intensity to gradually overload. It is possible to be too wrong on either side, so finding the right balance requires good judgment.

As a rule of thumb, it is best for beginners to err on the easier side. Even if you feel like you could use a more demanding weight, internalize the correct movement patterns while you are new. Don’t worry, you’ll still be gaining muscle from doing something your body isn’t used to.

For example, let’s say you have the choice of always squatting in parallel with a light weight, or constantly challenging yourself but walking easily across the parallel. According to Jordan:

When the Keeping Up With the Kardashians reunion ended on June 20, viewers watched Khloe Kardashian reflect on their self-confidence before and after the long series. While watching the second part of the special, Khloe went to Twitter and revealed a scene that didn’t make the final cut.

“You removed the montage video package from all of the constant criticism and agony I’ve endured over the years,” the Good American Designer shared, then deleted it. “@KUWTK @EEntertainment should post this so people will be reminded of their treatment by me #KUWTK Reunion.”

When a fan expressed disappointment that the clip didn’t air, Khloe shared a little more perspective.

“Don’t be mad, my boo,” she wrote. “I’m sure the reason they didn’t post it is the timing. At least that’s what I’m assuming. I just thought it would be wise if people were reminded of how vicious they are to me during everyone’s getting out of something.” Reason for a pass. “
