Ho-hum, do you think? Nothing big is coming to Hulu in June. Lots of love, Victor season two is out on June 11th; I should probably try to catch up on season one. Season two of Dave? I didn’t even know there was a first season. And then you see it: a 2021 movie called Willy’s Wonderland. They google it and discover that Nicholas Cage (hmm) is starring in a role he doesn’t speak in (I’m interested …) in a movie about him playing against the animatronic band from a rip off of Chuck E . Cheese struggles with murderous intent to bring it to life? (Sold.)

Exactly the kind of low-budget gonzo craziness you’d expect from the late-days Nicholas Cage, Willy’s Wonderland – from regular Schlock director Kevin Lewis and former Shark Tank writer GO Parsons – apparently lives up to its utterly ridiculous premise , if the a respectable 62 percent on rotten tomatoes it’s all over. But really, this is a movie that was built to stumble upon streaming late at night when you are tired, possibly drunk, and completely insane. (This is how I picture Mr. Cage turning it.)

There are several other new notable movies arriving on Hulu in June. Coming from the Independent Film Channels IFC Midnight boutique, Come True (June 11) is a high-profile science fiction thriller about a failed sleep study. Sam Neill stars in Rams (June 5th), a lighthearted comedy about rival … sheep farmers. The King’s Night (June 3rd) is a dramatic fantasy that explores the dire conditions in a prison in Ivory Coast. It was the country’s official contribution to the 93rd Academy Awards. And A Glitch in the Matrix (June 3rd) is a documentary that explores the question of whether we all live in a computer simulation. If this turns out to be the case, I’ll ask someone to do a reboot.

International motion required for potential Covid waves

The Centers for Disease Control and Prevention in the United States last week said fully vaccinated people are no longer required to wear face masks in many settings, both indoors and outdoors.

Some retailers and restaurants have adopted these guidelines to facilitate mask mandates for customers who are fully vaccinated.

But we need to be alarmed by what we are seeing in India and the potential for other waves. We are concerned about Southeast Asia, South Asia.

“We have seen progress here in the US, we have the pandemic under control, we are seeing economic recovery in critical sectors, including manufacturing,” said Brilliant, executive vice president and head of international affairs for the chamber.

“But we need to be alarmed about what we are seeing in India and the potential for other waves. We are concerned about Southeast Asia, South Asia,” he told CNBC’s Squawk Box Asia on Tuesday.

In countries like India, Nepal and Malaysia the number of Covid-19 cases has increased in the last few weeks.

According to Aganaba, the Liability Convention was only applied once, when in 1978 a “Soviet Cosmos 954 satellite fell into a barren region of the Canadian Northwest Territories”. And while the Canadian government ultimately sought $ 6 million in compensation for cleaning up radioactive material spilled from the vehicle’s nuclear reactor, the Soviets settled for just $ 3 million.

What should you do with space debris?

The natural option for the general public – who are unlikely to ever address the issue – is to turn to NASA, which has traditionally been more than happy to pay the bill for damage caused by their Spaceships are caused. The 1972 Liability Convention provides that the US “has an absolute obligation to indemnify for damage caused by its space object on the surface of the earth or to aircraft in flight,” said Beth Dickey, NASA public affairs officer Live Science in 2011.

While this route seems pretty straightforward – especially when you have irrefutable evidence that unpredictable space debris is destroying your property – it is less clear how authorities intend to deal with the bottleneck of trash currently accumulating in space.

A recently published paper from the University of Colorado offers a proposed directive indicating that an “orbital usage fee” of US $ 235,000 per satellite could discourage operators from increasing congestion in low orbit. While such a proposal may be more tempting than the technological solutions currently in use to clean up space debris, it is not entirely clear how it would play out (for example, no government can claim ownership of space).

In the meantime, while the space debris continues to build up, it’s good to know how to deal with it in the unlikely event that it ends up at your door.

For a lot of Singaporeans – hell for a lot of people around the world – getting their mortgage off early is a common goal. We get it too: Most of us don’t like the thought of owing money, especially for something as important as our home.

The good news for Singaporeans is that unlike Singapore’s private real estate market, HDB homes are affordable for most. But if you want to go further and early retirement, FIRE, etc., here’s what you need to do:

How are the following numbers derived?

In all of the following cases, we have taken full funding from available loans. This is 90 percent of your flat rate if you are using an HDB loan and 75 percent if you are using a bank loan.

We also assumed the apartment was a new 4 bedroom apartment which is the most common choice for first homes among Singaporeans. We will use an assumed cost of $ 320,000 for this apartment (this is a typical amount after subsidies).

Stamp taxes, renovations and furnishings are excluded as these are not covered by the home loan.

For bank loans, we used an interest rate of 1.3 percent, which is today’s average. However, we used an interest rate of 3.5 percent to determine the minimum income. This is the interest rate banks will use when factoring your MSR (even if the real interest rate is much lower).

The HDB loan rate is 2.6 percent and rarely changes.

In each of the following cases, we have assumed that the buyers received their apartment at the age of 25. We have also accepted a loan term of 25 years.

How did we derive the required minimum income?

As part of the Mortgage Servicing Ratio (MSR), your monthly home loan repayment must not exceed 30 percent of your total monthly income (among all borrowers). We used the MSR to determine the minimum wage for a tenure loan.

The income cap for buying a BTO apartment is currently $ 14,000 per month. This means that such a loan is usually not possible and you will either have to (1) buy a resale apartment (which has no income limit) or (2) make a much larger down payment to reduce the monthly loan repayment.

To repay the home loan only after 30 years:

HDB loans are limited to 25 years. If you start servicing the loan at the age of 25, it is not possible to extend the term of the loan beyond the age of 50.

However, it is possible for bank loans. The catch is that with a term of more than 25 years, the maximum financing drops to 55 percent. So you will need a larger down payment if you want to extend the loan that far.

Also note that the maximum repayment term for bank loans to fund HDB purchases is 30 years.

What about repaying the entire loan with a godsend?

Sometimes events like winning the lottery, receiving an inheritance, etc. provide an opportunity to repay the outstanding home loan.

With HDB loans, you can do this at any time with no penalty. For bank loans, you need to look for prepayment penalties. There is usually a period of time immediately after the loan is taken out (around three to five years is the norm) that if you attempt to repay the loan early, you will pay a penalty.

For most banks, this equates to 1.5 percent of the amount redeemed (e.g. if you tried to withdraw $ 100,000 in one go, you would pay a fine of $ 1,500). This does not apply to every loan package. Check this out before you pay.

Finally, an important note about early repayment of your home loan

Please remember that it is not advisable for everyone to repay their lump sum loan by 30 or 40, even if they could.

A fully paid home cannot pay for needs like meals or health care (unless you are willing to sell the home, which defeats the purpose). It is a mistake to empty your home loan early repayment savings and use personal loans in an emergency.

The typical unsecured loan has an interest rate of six to nine percent, while HDB loans are only 2.6 percent. In most cases, it is better for borrowers to save cash for emergencies, pay off their home loan slowly, and avoid using other loans.

Maharashtra is making ready for the third wave, says Aaditya Thackeray

After being the richest state at the epicenter of a devastating second wave, India is already taking steps to prepare for a possible third wave, according to its tourism and environment minister.

The western state of Maharashtra, home of the Indian financial capital Mumbai, has so far reported more than 5.4 million cases, including over 82,000 deaths from Covid-19, according to the Ministry of Health. It is the most severely affected state in the country to date.

Since last month, ministers of state, including Prime Minister Uddhav Thackeray, have been discussing various ways to respond to an impending third wave that could potentially occur sometime between September and October, Aaditya Thackeray told CNBC’s Street Signs Asia on Tuesday.

“We are preparing for three important things for the third wave,” said Thackeray, who is also the prime minister’s son.

First, the state medical response, currently led by a task force composed of 11 doctors who have put together standard operating procedures for Maharashtra’s administrative and medical responses. Thackeray said the state was examining which demographic characteristics could be affected in a third wave – especially children and young people, who were largely spared from the two previous waves.

The state is making greater efforts to ensure adequate hospital beds, oxygen supply and intensive care units.

Second, it also opts for social guidelines like the need to wear multiple masks, Thackeray said.

“The third, of course, is business response. Because industry has to go, work has to go on. So we’re trying to prepare for this third wave,” he added.

India’s Covid situation

India’s daily reported cases have declined since hitting a record high of over 414,000 new infections in a 24-hour period on May 7. Some have suggested that the second wave has already peaked.

On Monday, new cases fell below 300,000 for the first time since April 21. However, the death rate remained above 4,000 for the last three consecutive days, including Tuesday, when at least 4,329 other deaths were reported. Experts have suggested India’s deaths are heavily under counted.

Medical experts have said India’s best way to counter future waves is to vaccinate as many people as possible. The country has already given more than 184 million doses of Covid-19 vaccines, but much of that is just a first dose. Currently, people over the age of 18 can be vaccinated.

The rate of vaccination has reportedly slowed as states struggle to secure supplies. Indian Health Minister Harsh Vardhan said in a statement on Saturday that the country will have 516 million doses by July, including those already administered, and that that number will rise to 2.16 billion doses between August and December.

Thackeray said Maharashtra is trying to get as many vaccines as possible for the state. Municipal companies in large cities like Mumbai are also self-procuring. He explained that logistics pose a challenge to the state’s plans to vaccinate people in rural or densely populated areas.

“In terms of planning and setting vaccination rules, almost everything is there. We’re just waiting for supplies,” he said. Maharashtra accounts for just over 10% of all vaccine doses given in India to date, according to the Ministry of Health.

“The medical belief in the state is that if we want to prevent a third wave – which we believe is possible from September to October – we need to vaccinate as many people as possible to protect them,” Thackeray added.

The state has also extended its lockdown to the end of the month when non-essential activities are restricted. Thackeray said the reopening will depend entirely on how many Covid-19 cases are reported in Maharashtra and that it would still be slow and staggered.

Does HIPAA shield folks from being requested about vaccines?

Known as the Health Insurance Portability and Accountability Act (HIPAA), the law is widely misunderstood. (For one thing It is written HIPAA and not HIPPA.) The latest people to get it wrong are the ones who claim it is illegal to ask them if they are vaccinated. Sorry, that’s not how the law works. It doesn’t work that way.

HIPAA states that patients (that is you) can access your medical records and that “insured bodies” like your hospital or your health insurance company cannot share your medical records without your consent.

Schools, employers, law enforcement agencies, businesses, concert venues, and random people on the street are not bound by HIPAA. If your cousin knows you are pregnant and tells your aunt so without your consent, it is not a HIPAA violation. It’s just rude.

If someone wants to know if you have been vaccinated, It’s not a HIPAA violation to ask. Nor does HIPAA say anything about whether or how you answer. It’s a medical records law and irrelevant to the conversation.

Neither does HIPAA apply to discussions about whether you have any other reason not to wear a mask when in a place that requires it. And indeed, when you ask to enter a shop maskless for disability accommodation, the people in the shop can indeed ask for documentation of your disability. The law governing Americans with disabilities applies here, not the HIPAA.

Even so, you should still not pester people who you believe have health problems or who you believe are making up for their health problems about their masking or vaccination status. Many disabled people have had enough of others who question their status and I cannot blame them.
